Privacy Policy

This policy explains what Golden State Down Payment Assistance (https://goldenstatedownpaymentassistance.com) collects, why, who receives it, and the rights California residents have under the California Consumer Privacy Act as amended by the California Privacy Rights Act (CCPA/CPRA). The site is operated by Abdul Qayum, Mortgage Loan Originator (NMLS #2444531), with Cornerstone First Mortgage, LLC (NMLS #173855), and shared with real estate broker Nahida Azad (CA DRE #01966282) of Berkshire Hathaway HomeServices California Realty.

1. Information we collect

Information you give us. When you use the eligibility quiz, calculator or contact links we may collect your name, email address, phone number, and the answers you choose: whether you have owned a home in the last 3 years, the county you want to buy in, a self-reported credit score range, your profession category, and (in the calculator) income, price and household-size figures you type in. The calculator runs in your browser; those figures are not stored unless you submit the quiz.

Information collected automatically. Pages viewed, approximate location from your IP address, device and browser type, referring site, and advertising click identifiers (such as Googlegclid or Meta fbclid) and UTM campaign parameters in the URL you arrived on.

Sources. Directly from you; automatically from your device; and from our advertising and analytics providers as described below.

2. How we use it

• To review your answers against California down payment assistance programs and contact you about them.
• To respond to your questions and, if you choose, to begin a mortgage application.
• To measure which pages and campaigns lead to inquiries and to improve the site.
• To send marketing communications you have agreed to receive (you can opt out at any time).
• To comply with mortgage-lending record-keeping and legal obligations.

3. Who receives your information

We disclose personal information to these categories of recipients:

• Our mortgage company and loan originator. Cornerstone First Mortgage, LLC and Abdul Qayum, who handle your inquiry.
• Our real estate partner. Nahida Azad, a real estate broker (CA DRE #01966282) with Berkshire Hathaway HomeServices California Realty, shares this website with Abdul Qayum. When you agree on the quiz form, she receives your contact details and quiz answers so she can help with your home search. She works for a separate company, and her brokerage's own privacy practices apply to information she holds.
• Service providers (contractually limited to working for us): a customer-relationship management system (Bonzo) that stores your inquiry and sends follow-up messages; a transactional email service (Resend) that delivers the inquiry to our team; our first-party lead database (Lead Vault); and our web host (Vercel).
• Advertising and analytics partners: Google (Analytics, Ads) and Meta (Pixel). These tools set cookies and receive device identifiers and page activity. Under California law this is “sharing” for cross-context behavioral advertising, and you can opt out (see above). Quiz answers about your credit, income or profession are not sent to Meta.
• Government agencies and others when required by law, legal process or regulators.

Information collected once you apply for a loan is covered by the Gramm-Leach-Bliley Act and Cornerstone First Mortgage, LLC's separate privacy notice.

4. Sale and sharing

We do not sell personal information for money and have not done so in the preceding 12 months. We share identifiers and internet activity with Google and Meta for targeted advertising as described above. We do not knowingly sell or share the personal information of consumers under 16.

5. Your California rights

• Right to know the categories and specific pieces of personal information we collected about you, the sources, purposes, and the categories of recipients.
• Right to delete personal information we collected from you, subject to legal exceptions (for example, mortgage records we must keep).
• Right to correct inaccurate personal information.
• Right to opt out of sharing for cross-context behavioral advertising, using the button above, the “Do Not Sell or Share My Personal Information” link in the footer, or a GPC browser signal.
• Right to limit use of sensitive personal information. We use the credit range and income figures you provide only to review program fit and do not use them to infer characteristics about you.
• Right to non-discrimination for exercising any of these rights.

How to submit a request: email abdul@cfmtg.com or call (818) 231-0951. We will verify your request by matching the name, email and phone number you gave us. An authorized agent may submit a request with your written permission. We respond within 45 days.

6. Retention

Inquiry records are kept for as long as needed to respond to you and to meet mortgage-industry record-keeping requirements, then deleted or de-identified. Analytics data is retained under Google's and Meta's standard settings.

7. Text messages and calls

Submitting the quiz with the consent box checked allows us to call, text and email you, including with automated technology, about your inquiry and related offers. Consent is not a condition of obtaining a loan. Reply STOP to any text to end messages, or tell us by phone or email.

8. Security and children

Data is transmitted over HTTPS and stored with access-controlled providers. The site is not directed to children under 16 and we do not knowingly collect their information.

9. Changes

We update this policy when our practices change and show the effective date at the top of the page.
