What Dream For All is

Dream For All is CalHFA's shared appreciation loan for first-time, first-generation buyers. It provides up to 20% of the lesser of the purchase price or appraised value, capped at $150,000, toward the down payment and closing costs, with no monthly payment. When you sell or refinance you repay the original amount plus a share of the home's appreciation in proportion to the assistance (20% of appreciation when the assistance was 20% of value; a reduced share for buyers at or below the 80% area median income limit). It pairs only with the Dream For All conventional first mortgage. Source: CalHFA Dream For All page

How the 2026 round worked

  • Registration window: February 24, 2026 to March 16, 2026.
  • Vouchers were awarded by a randomized drawing, not first come, first served; selected buyers had 90 days to shop.
  • CalHFA asked applicants to obtain a pre-approval from a CalHFA-approved lender before registering.
  • Applicants were notified as selected, waitlisted or not selected through the DFA Voucher Portal and email; waitlist positions have continued to receive vouchers as others expire.

What to do while it is closed

  1. Get pre-approved now with a CalHFA-approved lender. Cornerstone First Mortgage is one. Past rounds required a pre-approval before registration and the window lasted three weeks.
  2. Document first-generation status for every borrower: ownership history and parents' ownership.
  3. Compare the programs that do not depend on a lottery. CalHFA MyHome (up to 3.5% of value, deferred), GSFA Platinum and Golden Opportunities (up to 5% of the loan amount, no first-time rule), and the San Diego Housing Commission loans (up to 17% of value in the city, 22% of price in the county, income-qualified). The comparison table shows which are loans and which are gifts.

Cornerstone First Mortgage, LLC is a CalHFA-approved lender and a Participating Lender in the GSFA Platinum program. This website is operated by Cornerstone First Mortgage, LLC and is not a government website; the California Housing Finance Agency (CalHFA), the Golden State Finance Authority (GSFA) and the San Diego Housing Commission (SDHC) do not operate it. Golden State Finance Authority (GSFA) is a duly constituted public entity and agency. Program terms, eligibility requirements, and availability are set by those agencies and may change without notice. Dream For All terms are CalHFA's and change by program bulletin; the figures above were verified on October 17, 2026. Not a commitment to lend.

Dream For All questions

Is California Dream For All open right now?

No. CalHFA's Dream For All page says: "The application period for the opportunity to receive a DFA loan voucher is now CLOSED." The 2026 application window ran February 24 to March 16, 2026; vouchers were issued by a randomized drawing. This page re-checks CalHFA daily; last check October 26, 2026.

When is the next Dream For All round?

CalHFA has not published a date for the next application window as of October 26, 2026. The latest dated entry in CalHFA's "Dream For All Updates" is May 20, 2026: "The next round of DFA vouchers have been released. If you submitted an application, please log into the DFA Portal to check your status.". When a new window is announced, this page changes to "Open" the same morning.

How much does Dream For All provide and how is it repaid?

Up to 20% of the lesser of the purchase price or appraised value, capped at $150,000, for down payment and closing costs. It is a shared appreciation loan: when you sell or refinance you repay the original amount plus a share of the home’s appreciation in proportion to the assistance (20% of appreciation when the assistance was 20% of value, with a reduced share for buyers at or below the 80% area median income limit). There is no monthly payment.

Who qualifies?

Every borrower must be a first-time buyer (no ownership interest in a principal residence in the last 3 years). At least one borrower must be a first-generation buyer: not on title, holding an ownership interest or named on a mortgage to a U.S. home in the last 7 years, and with parents who do not currently own a U.S. home (or did not at death), or who spent time in foster or institutional care. One borrower must be a current California resident. Income must be within CalHFA’s county limits for the program, and the loan pairs only with the Dream For All conventional first mortgage.

What should I do while the portal is closed?

Three things. First, get pre-approved with a CalHFA-approved lender now, because CalHFA has required a pre-approval before registering in past rounds and the window is short. Second, gather the first-generation documentation for every borrower. Third, compare the programs that do not depend on a lottery: CalHFA MyHome (up to 3.5% of value, deferred), GSFA Platinum and Golden Opportunities (up to 5% of the loan amount, no first-time rule), and the San Diego Housing Commission loans (up to 17% of value in the city, 22% of price in the county, for income-qualified buyers). Many buyers who wait for Dream For All could have closed with one of these.

I have a voucher. Can it be extended?

CalHFA’s public page does not publish an extension process; it directs voucher holders to their DFA Voucher Portal account and email for status changes. If your voucher is close to expiring, contact CalHFA through the portal before the date on the voucher and keep your lender informed. Reports from past rounds describe extensions being granted case by case, but that is not a published rule.
