GSFA Platinum Down Payment Assistance: How It Works in 2026

Reviewed by Abdul Qayum, Loan Officer, NMLS #2444531

GSFA Platinum, from the Golden State Finance Authority, provides up to 5% of your first-mortgage loan amount toward the down payment and closing costs on a primary residence anywhere in California, with no first-time-buyer requirement, a 640 minimum credit score, and no GSFA income limit on FHA, VA or USDA loans. The standard assistance is a second mortgage repaid in monthly installments; the Select and Assist-to-Own options replace part of it with a gift that is never repaid, and Assist-to-Own reaches 5.5% for employees of GSFA member counties.

Figures checked against GSFA's program page and January 1, 2026 term sheets on October 17, 2026. Cornerstone First Mortgage is a GSFA participating lender.

“Percent of the loan amount” is not “percent of the price”

GSFA sizes its assistance from the first-mortgage loan amount, not from the purchase price or appraised value the way CalHFA MyHome and the SDHC loans do. On a purchase with a small down payment the two bases are close, but they are not the same number, and GSFA's percentage is applied after the first mortgage is sized. The calculator shows both bases side by side once you enter a loan amount.

Who qualifies

  • No first-time-buyer rule. First-time and repeat buyers qualify; the home must be your primary residence in California.
  • Credit: 640 minimum (660 for manufactured housing).
  • Debt ratio: up to 50%, subject to automated underwriting and the first-mortgage product; 3-to-4-unit properties, manufactured homes and refinances are capped lower on the conventional option.
  • Income: no GSFA limit on FHA, VA or USDA firsts (the agency's own limits, such as USDA's, still apply); GSFA county limits apply to its conventional first.
  • Loan size: maximum first-mortgage amount $832,750 for all GSFA Platinum and Golden Opportunities loans, effective January 1, 2026.
  • First mortgages: FHA, VA, USDA or GSFA's conventional option, originated by a GSFA participating lender.

What changed in 2026

  • GSFA temporarily opened Platinum Select to all Platinum borrowers for loans locked May 1 through August 31, 2026 (bulletins #26-08 and #26-11). That expansion has ended; Select is again limited to the qualifying occupations and the FHA Energy Efficient and USDA firsts.
  • The maximum first-mortgage amount rose to $832,750 on January 1, 2026.
  • GSFA OpenDoors is no longer listed on GSFA's site; pages still quoting “up to 7%” are out of date.

GSFA Platinum questions

Is GSFA Platinum a grant or a loan?

Mostly a loan. Standard Platinum assistance, up to 5% of the first-mortgage loan amount, is a second mortgage repaid in monthly installments. Two options add a gift that is never repaid: Platinum Select (a 3.5% second plus a gift of up to 1.5% on FHA, VA and USDA loans, or 3% plus up to 2% on conventional) and Assist-to-Own for employees of GSFA member counties (a 3.5% deferred second with no monthly payment plus a gift of up to 2%, 5.5% in total; 3% plus 2% on conventional).

Do I have to be a first-time buyer?

No. GSFA Platinum has no first-time-buyer requirement. Repeat buyers and current owners buying a new primary residence in California can use it, which is the main reason buyers who do not fit CalHFA end up here.

What credit score and debt ratio does GSFA Platinum require?

A minimum 640 credit score (660 for manufactured housing) and debt-to-income ratios up to 50%, subject to the automated underwriting findings and the first-mortgage product rules. Higher ratios, manual underwriting and manufactured homes carry their own restrictions.

Is there an income limit?

GSFA sets no income limit of its own for FHA, VA or USDA first mortgages, though the first mortgage’s own agency rules still apply (USDA has income limits, for example). For its conventional first mortgage, GSFA publishes county income limits based on qualifying income. The maximum first-mortgage amount for Platinum and Golden Opportunities is $832,750, effective January 1, 2026.

What happened to GSFA OpenDoors and the 7% figure?

GSFA no longer lists OpenDoors; its program page returns a not-found error and GSFA’s site offers only Platinum, Golden Opportunities and ReCoverCA for disaster survivors. The “up to 7%” figure on older pages came from OpenDoors and should not be relied on. The current Platinum maximum is 5% (5.5% through Assist-to-Own).

Can I combine GSFA Platinum with CalHFA MyHome?

No. Each requires its own first mortgage: Platinum is reserved with a GSFA participating lender’s first mortgage, and MyHome only pairs with a CalHFA first. You choose one program. Within Platinum, the second mortgage and the gift are part of the same reservation.

How do I apply?

GSFA is not a direct lender; you apply through a GSFA participating lender, which reserves the assistance with your first mortgage. Cornerstone First Mortgage is a participating lender. I confirm the option that fits (Standard, Select or Assist-to-Own), the credit and income rules for your first-mortgage type, and whether the gift portion is available on the day of reservation, since gift funds are subject to market conditions.
